Al Mouj Muscat unveils Ghadeer Villas
Al Mouj Muscat, the Sultanate’s leading mixed Integrated Tourism Complex (ITC), has announced the launch of Ghadeer Villas, its latest neighbourhood of contemporary family homes.
Promising to make family life truly exceptional, Ghadeer Villas at Al Mouj Muscat offers a selection of elegant three- and four-bedroom homes, featuring private courtyards and garden spaces, and surrounded by open parkland and abundant landscaping.
Ghadeer Villas are located to enjoy Al Mouj Muscat’s premier selection of leisure, dining and shopping experiences. Just moments from home is The Walk, with convenience and specialty shops, street-side alfresco cafes, restaurants, offices and a health and well-being precinct. This vibrant district continues into Marsa Plaza – a 5,000 square metre space for exhibitions, events and performance – and The Promenade overlooking the 132-berth Al Mouj Marina. Additional dining and entertainment options are available at two hotels: the five-star Kempinski Hotel Muscat and four-star Mysk Al Mouj Hotel. A third hotel is under construction as part of the Rotana brand.
“Al Mouj Muscat is crafted to bring people together, and Ghadeer Villas places families at the very centre of community life, with all your everyday needs close at hand,” said Nasser bin Masoud Al Sheibani, CEO of Al Mouj Muscat. “Every home is set amid beautifully landscaped public and leisure spaces, encouraging an active outdoor lifestyle and social interaction. There are large areas within Al Mouj Muscat set aside for sports or relaxation, boating and other water-sports, and for cultural activities, as well as for shopping or enjoying a meal with family or friends.”
Artfully combining privacy with community life, homes at Ghadeer Villas offer a choice of detached and semi-detached floorplans, with booking starting at RO13,250.
Each home will feature large open-plan living, dining and kitchen areas on the ground floor, enhancing quality family time, with full-height glass doors opening onto the rear garden. Three bedrooms and an additional living space are on the upper floor, with balconies or terraces overlooking the outdoors. Four-bedroom floorplans additionally offer a ground-floor guest bedroom and a double-height foyer creating a grand entrance, with a private swimming pool available as an upgrade. All villas are furnished with the premium quality materials and fittings you would expect from an Al Mouj property.
Creating a sense of connection to Oman’s natural heritage, landscaped areas are inspired by traditional wadis and falaj systems, while selected villas offer creek or park views. Green spaces and walkways connect community amenities including shared swimming pools, children’s play areas, nursery, and Masjid.
“Ghadeer Villas are an important addition to the growing residential community at Al Mouj Muscat,” said Nasser bin Masoud Al Sheibani. “The designs understand how families experience their home, with comfortable living spaces that flow seamlessly between indoor and outdoor areas, offering privacy while also encouraging people to step outside the front door and create new friendships between neighbours.”
Saleh Al-Siyabi, vice president sales, said that a total of 41 villas are being planned with 21 being launched now. Each villa is priced at RO261,000.
“50 per cent of the buyers at the residential development are Omanis, while the rest are other nationalities.”
