Musstir Heights, a luxury residential destination within the Al Jabal Al Aali masterplan, is set to redefine elevated living in Oman with over 750 villas, wellness spaces, retail, dining, and remote working facilities.
Musstir has unveiled Musstir Heights, a major new residential development valued at approximately RO 300 million, during the latest edition of the Oman Real Estate, Design & Build Exhibition and Conference 2026.
The project will be established in Al Jabal Al Akhdar in the A’Dakhiliyah Governorate, as part of the wider Al Jabal Al Aali masterplan, led by the Ministry of Housing and Urban Planning in the Wilayat of Al Jabal Al Akhdar.
Positioned as an exclusive residential destination, Musstir Heights is set within one of Oman’s most distinctive natural landscapes. Located at an elevation of approximately 2,400 metres above sea level, the project benefits from Al Jabal Al Akhdar’s temperate climate, with temperatures typically 15 to 20 degrees cooler than Muscat.
Spanning more than one million square metres, the development has been designed as an integrated lifestyle destination that brings together premium residences, wellness, hospitality-style amenities, retail, dining, and work-life facilities.
At the heart of the masterplan are more than 750 luxury villas, planned to offer refined living while drawing on the natural character, cultural richness, and environmental setting of Al Jabal Al Akhdar.
The development will also include a signature wellness retreat, a retail boulevard, a curated dining promenade, dedicated wellness experiences, and remote working spaces, creating a destination that supports living, working, leisure, and tourism within a single integrated community.
The launch took place alongside Musstir’s participation in the Oman Real Estate, Design & Build Exhibition and Conference 2026, held from 10 to 13 May. The event brings together investors, developers, government stakeholders, and international real estate experts to explore new opportunities across Oman’s fast-evolving property sector.
Musstir Heights is positioned as a key project within the Mohammed Al Barwani Group’s broader commitment to supporting Oman Vision 2040, particularly in the areas of sustainable urban development, tourism growth, high-value investment attraction, and quality of life enhancement.
The project also comes at a time when Oman’s real estate sector is witnessing growing interest from international investors, supported by evolving regulations, expanding lifestyle destinations, and the country’s wider push to strengthen its position as an investment and tourism hub.
Commenting on the launch, Dr. Mohammed Al Barwani, Chairman of the Group, said Musstir Heights represents a defining milestone in the group’s ambition to deliver globally benchmarked developments that combine sustainability with Oman’s authentic identity.
He said the group remains committed to contributing to Oman Vision 2040 by supporting economic diversification, attracting strategic investment, and enhancing quality of life, while delivering future-focused developments that balance innovation with respect for nature and heritage.

The unveiling of Musstir Heights marks a major step in Musstir’s growth journey and further strengthens its position as a developer of premium, sustainable destinations in Oman and beyond.
